In the first half of 2025, houses and apartments became significantly more expensive again. According to Statistics Austria, prices rose by an average of 2.8 percent compared to the same period last year.
New houses and apartments saw particularly strong growth, rising by 3.6 percent. Existing residential properties also became 2.6 percent more expensive on average, after prices had declined in 2024.
Prices for houses and apartments rose in the first half of the year
For existing residential buildings, the price increase in the first half of the year was 3.0 percent, while condominiums rose in price by 2.2 percent. This means that prices for existing properties are now only around 5.6 percent below the peak reached in the third quarter of 2022. New houses and apartments became more expensive across the board, with increases of 3.7 percent in the first quarter and 3.5 percent in the second quarter.
The extended price index for owner-occupied housing, which also includes costs for fees, insurance, repairs, and renovations, rose by 1.8 percent in the first half of 2025. While purchases of new housing recorded a significant increase of 4.6 percent, the costs of services related to real estate acquisition fell slightly (minus 1.1 percent). Expenses for property maintenance rose by 3.0 percent.
